Florida is on its way to a brighter future


Based to the newest data is Florida the third most populated state in the United States. Florida follows the States California and Texas. Besides the population increases the economy grows too. After six tough years the state economy grows by 2.4 percent and it is forecasted that in 2014 the economic growth will be 3.5 percent and 2015 it is even better. The forecast is 4 %.
 
This economic growth is predicted for the following industries:  housing, retail, tourism, professional and business services.

Based on the population growth there is a high demand for new construction and this industry will grow. It is expected that the North East and Southwest Florida will have the biggest growth in construction.

Based on these overall economic conditions people starts to go on vacation again. This will also will stimulus the tourism in this area. This growth will lead to new investments. These investments normally need financing. It is expected that the Federal Reserve will keep the interest rates on a low level to stabilize the economy recovery.

With the investment and the economic growth, business will hire new employees. Today the unemployment rate is seven percent nationwide and based on the today’s economic development it is predicted that the unemployment rate will decrease to 6.5 % in 2014 and will go back to 5.8 % in 2015.

The Federal Reserve decision for low interest rates makes stocks more interesting for investors. That is already shown by the stock market with its today’s numbers. The inflation is also on a very low level – 0.7 % and is forecasted to stay below 2 % until 2015.

This is a very positive prediction for 2014 and therefore have a great successful start in the New Year.

Florida’s real estate is improving.

Yes, the Florida real estate is improving and it is nearly back to its normal conditions. The following data show this and the forecast is that the trend goes in the same direction for next two years.
As the last statistics of November 2013 show, sellers get 94 % of their asking price. Over the last 3 years, the difference between listing and sale price was much bigger than 6 %.  This situation is also backed by the available homes on the market. More active listings help the market to recover in a healthy way.
In comparison to November 2012, the active listings have increased by 14.8 % for single-family homes and new listings for condominiums arose by 5.4 % since November 2012.

The median price for a Florida single family home is $169,900 that is up by 13.3 % in comparison of November 2012 and the median price for townhouses and condominiums is $131,200 up by 17.2 % from November 2012.

The Florida numbers are still below the national median numbers. The median price for the single family home is $199,500 and $199,200 for condominiums nationwide.

The statistics also show that there are also fewer short sale and only cash deals during the examined period. That indicates that the market is going back to traditional conditions.

Winterfest Parade in Fort Lauderdale

Yesterday was one of the big days in Fort Lauderdale. Each year the City and the Hard Rock Hotel organize the big Winterfest Boat Parade. This is a well-known event and many spectators were looking along the Intracoastal Waterway in the mild evening breeze.

When you are here in Fort Lauderdale on a visit next year in December mark your calendar with this event. It is terrific even if you have been there several times. It is also a good idea to get familiar with the best viewing spots because the ticket are going quickly.

In case you did not get a ticket for this event, the best way is to find a little park or little green spots along the parade route. Another option is to find a friend with a boat or use a dinner cruise for this event. These boats anchor on the Waterway in designated areas while the parade boats are passing by.

The parade starts on the New River where the north and south fork comes together and follows the New River through the downtown area towards the Intracoastal Waterway. From there the route turns north and the end is the Santa Barbara Lake where the ships turn and go back.

Such a Winterfest Parade in Fort Lauderdale has more than 50 illuminated Boats with many Christmas and Holiday motives. These boats are often sponsored by Fort Lauderdale businesses but private boater can participate with their boats for a small starting fee.

Winter Boat Parade in Pompano Beach 2013



Yesterday was the second Advent's Sunday and we lit the next candle at our Advent's wreath. We are moving fast to the Christmas Day and with two lights, it is brighter and warmer.

The weekend there were no only two candles but many little lights and they were floating on the Intracoastal Waterway from the south Pompano Beach city limit to the Hillsboro Blvd. During the parade, the Sherriff block the big roads that cross the Intracoastal because the drawbridges were open to let the big and small Christmassy lighted boats pass.

The boats were decorated with Christmas motives like Frosty and Santa and lights all over. On the bigger ships, boaters had a party and waved with lights to the audience along the Intracoastal.  Many of the spectators at the Waterway waved back and enjoyed this spectator event.

The boat route on the Intracoastal Waterway is close to the Atlantic Ocean and so the evening breeze made it a little bit chilly and a sweater was the right outfit.

A little tip for the visitors next year: the best place for an excellent look with the right dinner ambience are the restaurants directly at the Intracoastal but you need to register in advance.

Yuletide Parade in Pompano Beach

Yesterday we had our Yuletide Parade in Pompano Beach. This is a tradition in the city and each year it is a pleasure and an honor to participate. As a member of the Community Emergency Response Team (CERT), we walk behind our service truck.

Many residents were lined up at the parade route. This year the route starts at the Riverside Dr, turned to the Atlantic Blvd west towards the US-1 over the drawbridge and ends at the McNab Park.

That is amazing! Amazon delivers within 30 minutes after ordering! Packages up to 5 pounds can be delivered by drones right to your doorsteps. Your home has to be in a 10 miles radius of a delivery center. The only little issue is the pending approval from the FAA but Santa is certainly very interested in this new way to get his presents ready.

We have an European Tradition that we light four Sundays before Christmas one candle at our wreath and sing Christmas Carols with the family. At Christmas all 4 candles of the wreath shine their light and announces the joy of Christmas. Today we light the first candle.
 
Today I also did my Elf duty and helped Santa to wrap presents for a Children's Charity Organization and that is only the start.

Thanks to all my supporters


When I started in the real estate business, I thought about what would give me a niche and help to build business. At that time, I realized that our association has a special group of realtors. This group is looking for business beyond the country borders and that made me curious. I started to examine the group goal.

Shortly after I had joined the Global Real Estate Council, I remembered my own experience with many different cultures during my worldwide travel adventures and the council work became one of my favorite business interests.

I think to make the world a better place and to grow prosperity we have to grow the understanding among the different cultures and to bring the different interests together. To accomplish this goal I got actively involved in different local and global networks and organizations.

One of these organizations is the Global Real Estate Council of the Greater Fort Lauderdale Realtor. I had the opportunity to be a part of the effort to grow this global interest and understanding among my fellow realtors over the years.

Yesterday I was honored with an award and I thank all my supporters that helped to be successful in our efforts. I am so proud to be member of the Greater Fort Lauderdale Realtors and especially to be a member of the Global Real Estate Council and the Committee. This award motivates me to move forward with my fellow committee and council members to our next year with new interesting cultural insights and education sessions.

Day of the Dead Celebration in Fort Lauderdale


Yesterday we celebrated the 4th Annual Day of Dead in Fort Lauderdale. The celebration parade started in the Bubier Park and went along the Riverwalk west to the party area. The attendees and spectators came dressed in costumes and with artful painted faces. Everyone enjoyed the cheerful and colorful celebration and marked the date for the next Day of the Dead next year.

The Day of the Dead is a Mexican tradition that is celebrated between October 31st and November 2nd each year. During this time we remember deceased love ones and decorate their graves with flowers and honor their memory with a party.

Ist jetzt ein guter Zeitpunkt zum Kauf in Florida? - Absolute!


Viele Käufer fragen sich, ob sie heute kaufen sollten oder besser warten. Und oft warten sie und verlieren. Aber zurück zu Frage: Ja -jetzt ist der richtige Zeitpunkt zum Kauf, weil mit jedem Tag der Kaufpreis teurer wird.
Die Hauspreise in Florida steigen wieder. Das wird auch dokumentiert mit den monatlichen Immobilienzahlen in der Metro Area von Fort Lauderdale.
Einfamilienhäuser
Der mittlere Preis für ein durchschnittliches Einfamilienhaus war im Juli letzten Jahres $272,000 und diesem Jahr liegt der Preis für ein solches Haus bei $336,000. Das ist eine Preissteigerung von 23,4 %!
Auf der anderen Seite fiel das Immobilien-Inventar um 19,6% und die Häusers sind schnell unter Vertrag und werden im Durchschnitt innerhalb von 25 Tagen verkauft. Das bedeutet für den Käufer, dass weniger Häuser auf dem Markt sind und jeder, der interessiert ist ein Haus zu kaufen, bedenken muss, dass dies zu weiter steigenden Preisen führen wird.
 
Der Condomarkt ist nicht anders
Der mittlere Condo-Kaufpreis war im Juli 2012 $130,000 und bei den heutigen Marktkonditionen kostet das gleiche Condo $156,000. Für dieses Marktsegment bedeutet dies eine Preissteigerung von 20,2%.
Auch im Condomarkt fiel das Inventar während des letzten Jahres und der Käufer hat sich auch in diesem Markt zu beeilen. Eine normale Immobilientransaktion ist in rund 36 Tagen abgeschlossen.
Für alle Kaufinteressierten ist jetzt der richtige Zeitpunkt sich zum Kauf bereitzuhalten, weil der Markt in aufwärts Trend ist und jeder, der zu lange wartet, wird mehr bezahlen.
